Welcoming Renters to Your Property
by Robin Fowler

A nice touch to add to your vacation rental property is some kind of welcome gift for each new renter. It doesn’t have to be expensive or elaborate, just a little something to greet them with and show your appreciation to them for renting your property.

• You could leave a small gift basket with an assortment of inexpensive goodies, like chocolates, hard candy, and nuts.
• In the bathroom, try leaving a small basket filled with inexpensive, but pleasant smelling, bar soaps, body washes, shampoos, and lotions. You could also add a tube of toothpaste and a few extra toothbrushes.
• Have the housekeeper put out a small vase of fresh flowers on the kitchen table or coffee table.

You can purchase any of these items at a relatively low cost, and stay stocked up. You can buy them in bulk at a discount warehouse, or just keep an eye out for sales. Buy inexpensive baskets at craft stores to keep on hand. Make arrangements with a local florist to have a very simple bouquet made up, with bright and cheerful colors, each time you have a new renter. Have the housekeeper make a new basket or welcome gift for every new tenant when he or she comes to clean the property.

Don’t forget to add a personal note to the welcome gift! It could say something like “Welcome! I hope you have a wonderful time! If you need anything, please call me!”, or it could simply say “Thanks for doing business with me!”. If you live too far away to write a personal note for each new guest, just buy some attractive card stock or paper, and print out several welcome messages at a time. Give them to the housekeeper, and have him or her include one for each new set of guests.

These little touches will set your vacation rental property apart from the rest, and make your guests feel as if they are staying at a luxury resort. Renters will appreciate being made to feel welcomed and special, and the returns to you will be great!
